Vice President, Operations (Property Management)

The Vice President, Operations is responsible for driving the successful day-to-day financial, administration, marketing, sales, and maintenance operations of a portfolio of communities, while striving to meet our resident experience expectations.

Reports to: VP, Asset Management

Supervisory Responsibilities: This position is responsible for leadership and oversight of six Director of Operations team members in various markets across Texas, Arizona, North Carolina, Georgia, and Florida.

Primary Responsibilities and Objectives

  • Works cross-functionally with the Asset Management team to ensure that strategic goals and business plan are achieved.
  • Works alongside the People & Culture Department to successfully manage the employee life cycle for their team members including recruiting, motivating, mentoring, and performance management.
  • Responsible for achieving growth within their portfolio and operational KPI’s.
  • Participates in review of the properties annual budget, P&L statements, general ledger.
  • Maintains expert knowledge on the markets within their portfolio including pricing trends, competitor strengths and weaknesses, etc.
  • Consults with construction partners for developed assets as well as assets undergoing renovation.
  • Coordinates due diligence, takeovers, refinance, and disposition of communities.
  • Ensure compliance with management, owner, federal, state, and local policies, and practices.
  • Schedules periodic site visits to include review of interior/exterior of properties.
  • Facilitates a healthy, collaborative team atmosphere.
  • Assists with special projects and assignments as requested

Education and Experience

  • 5-10 + years of experience in multi-family property management is required.
  • 5 + years of experience in managing, expanding, and developing relationships with employees at a senior level is required.
  • CPM certification is preferred.
  • Participation in industry groups is preferred.
  • Experience using ResMan or other equivalent system is preferred.
  • Experience in renovations is preferred.

Skills and Requirements

  • Strong understanding of property management industry trends, issues, and emerging technology
  • Proven track record of accomplishments and high-impact results
  • Ability to work independently and prioritize effectively in a fast-paced environment.
  • Intermediate to advanced level knowledge with MS Office including Outlook, Word, PowerPoint, and Excel (including Excel functions)
  • Ability to meet deadlines.
  • Ability to read and understand financial statements.
  • Ability to create a climate in which team members want to do their best by leading and communicating a shared vision with employees and providing coaching and development.
  • Excellent written and verbal communication skills
  • Ability to travel 30-35%
  • Valid Driver’s License
